Cottage Foundation Recommendation?


Question:I'm looking for a foundation recommendation for new cottage construction on a lot with the following soil conditions: "...approximately 8 feet of stiff clay over limestone…". Location: Interlake region of Manitoba, Canada.

A local contractor is recommending "...a concrete footing around the perimiter of the cottage with a 3 foot pressure treated ponywall build with 2X6 constuction..."

I think that something that transfers the load of the building to the limestone (concrete or steel pier) may be more appropriate.

Around here, a footing on the perimeter with a concrete block wall 3ft high would be used. Using a treated 2x6 frame wall with treated plywood sheathing instead of blocks would be acceptable and approved. Spot footings and columns in the center of the building may be needed. Then the floor frame would be put on top.


Morris is 100% correct. But check with your local building department and building codes to see if there is anything extra they require. The provincial building code will determine the footing size, concrete strength, for the soil condition. I would use block for the pony wall instead of PTW.
