Info on building regulations please?
Question:I'm planning on building two-tier decking in someones back garden that overlooks a field, with a neighbour each side. I'll be also erecting a trellis roof supported by four brick plinths(damp coursed in the foundations), about six' high with space inside for seating next to the decking.
My question is, would these structures require building reg approval at any point, like say, if the property were to be sold in the future?

THERE IS A DIFFERENCE BETWEEN PLANNING PERMISSION AND BUILDING REGS APPROVAL.
A CONSTRUCTION THAT IS NOT GOING TO BE LIVED IN LIKE A GARDEN SHED OR FENCE DOES NOT REQUIRE BUILDING REGULATION APPROVAL. BUT AS ITS 2 TIER MAY REQUIRE PLANNING PERMISSION

yes anything that improves the property,would need approval.not only for safty but the town/city will increase the value of the home thereby increasing the property tax.
My feeling is yes and its a fixed and permanent structure, I would think your building control officer would requrie calculation for its structural validity.
Not sure whether you might need planning permision too!!

If you are building two tiers and a roof structure and laying permanent founds then you need planning permission now. If your neighbour decides to complain you could be made to dismantle it once your finished.
If the structure was all timber it would be classed as a temporary structure and not need permission or approval but as your using bricks i wouldn't be sure!
