Which would increase home resale more?
Question:I will either put in underground sprinkling, or vinyl siding. The sprinkling would increase curb appeal, but the siding would make the house look lots better.

I would say siding. Most people have their own ideas about landscaping and just re-do everything to their own tastes after they buy a house anyway. Just keep the yard neat and clean and it will be a good selling point.
siding, although that would probably cost more, i could care less about underground sprinkling.

Make sure the Siding is either High End Vinyl OR get the new Cement Fiber Siding - Just make sure you dont do something to place your home outside of the "Market conditions" which your home is in.
It would depend on where you live. My experiences with vinyl siding are not positive, hate the stuff. Go with a decent siding if you are going to spend the money.
Siding. Anything to approve the appearance of a home is helpful. The landscaping is really the last thing a potential buyer looks at.
siding..talk with your realtor..if your siding is still in good shape...and the kitchen or bathroom needs updates do them first...you will get your money back and then some when kitchens and baths are updated...clean up around your house..don t spend a lot on the landscape..people like to put their own personality into landscape.
No question about it, the siding will increase value a little, and the sprinkler will not increase value at all.
You can use a hose to keep the landscaping looking good. Also, hose down concrete before showing your home. it makes things sparkle.
Curb appeal is important in terms of getting buyers to come inside. Many people do drive-bys before they ever call a Realtor. You want and need curb appeal, but once they pass through the front door there is not much a sprinkler system can do to sell them.
I wouldn't do the vinyl either unless your home is in dire need of exterior maintenance. You will only recoup a percentage of the vinyl's cost.
Best money spent is on kitchens and bathes.
What I would do is get the siding done professionally and then go to your local Target or Walmart and get one of those oscillating sprinklers that hooks up to a water hose and water the lawn that way. This way you get both and maximum benefit of curb appeal.

Water Sprinkler...It really depends on where you live. After all some parts of the country are a hell of alot drier then others. Along with the size of the yard.If its a HUGE yard maybe this would be the best route to take. also show the house isn't hiding anything on the outside.
Wish I could see a picture of your home to see if its worth replacing/cover the original exterior. If its painted or already has siding. If its paint.. just repaint it to a nice neutral color to compliment the homes outside.
Personally to me now that I am a home owner usually when its a quick fix like that... I wanted to see what is under that siding before making an offer on a home.
Of course putting new siding will increase a homes value. It does need to be a good quality, nothing worse then having to replace it due to faulty craftsmanship a couple of years later. Plus a good home inspector would find the faults in a heart beat.
These days doing any sort of upgrade to a home increase its value.
