Do i need building permission to take down a load bearing wall, putting in a 2.4 m lintel.?


Question:I am a bit concerned about taking a load bearing wall down, although it is done by a bricky with 20 years experience, and the job is done with all the right materials and with care, would you please give me your view on this subject so that my mind can be at peace.

a few months ago yes it would have been ok, but now with this new HIP folder required when you sell your house it might pay to contact BUILDING CONTROL for your local area to be on the safe side.
I would not take down a load bearing wall unless you plan to put in an "I" beam and steel pillars in its place. You can drywall around the pillars, or put brick and stone, but you can't just take out the wall without putting in an alternate source of support. NO you don't need a special permit to do this specifically, just the ordinary building permits that are required in your county (differs regionally). If you are not sure what your county requires in the way of permits, call and MAKE SURE your contractor deals with them or you might be regretting it.
No permission is needed as long as it is your own property.
Log into your City Hall Archives and it'll give you a list of building codes I have a list of codes,but I don't know what area your in . My list Say's , under permits required, Structural Alterations~~ Yes you need a permit. Zoning Approval Required~~ No unless you live in a Historical District. Hope this Helps .Bye

any work involving loadbearing walls should be overseen by a building inspector ..its the law
