Only heated square footage adds to the value of the home as far as realtor's are concerned. Like if you added another bedroom or extended the den. Adding a garage does add curb appeal however. What happens in the end though is they base your total heated square footage against the current rate per square foot of other houses for sale in the area. So adding a garage may look nice but won't necessarily add to the overall value of the house. By the way, neither does a pool, deck, or hot tub, which really hurt when I sold my home.
If you need more garage room go for it. If you're trying to increase the resale value of the home, add more square footage inside the home.

If you are planning on adding that garage and workshop anyway, then have your contractor in stall a heating/ac duct . It will then qualify and will be added into the heated square footage of the house at time of sale. The cost is minimal if you add it while the garage is being built. Who wouldn't want a heated garage and workshop!!!
It depends on where you live. Mostly a nice garage and workshop add to the attraction and help erase minor detractions rather than increase the value. I'd go for it, because something like that would be a selling point for me and never a detraction.
