Questions regarding pricing are very difficult to ask. Pricing varies by the area of the country, big city or small town, east coast or west coast, handyman or licensed contractor, residential contractor or general contractor, insurance and bonding.
Then you have to ask about the structure. Will you need new floor joists, will you add to the rafters for insulation thickness, will you insulate the walls, soundproofing.
Then what kind of room. Office with extra electrical and data lines, bathroom or kitchenette for plumbing and electrical, bedroom, playroom with lots of lighting.
Anyone that needs pricing needs to ask very specific questions.

You will need to ask general or framing contractors in that specific area. Lumber prices, employee wages, insurance premiums, ect all will impact the price.
