Can't help you with builders I am afraid but don't forget you will definitely need Building Regulations approval and possibly planning permission if you intend to put in a dormer window (not always needed but you must check). Do not accept the builders word for it if they tell you that you don't - they rarely know much about approval requirements. You can get into serious trouble if you go ahead without the proper consents. Speak to your local council to be safe. Good Luck
