Question:I want to build an extension on to my house and i'm wondering what cost i can expect (approx)
Its a 3 bed detatched and i want to add a 2 storey extension, ground floor extended kitchen & garage and 1st floor extend on bedroom and put en suite on the other... any ideas??

A ballpark figure for a two storey extension outside London is £22-28000 depending on what materials you use, and how expensive a bathroom etc you intend to fit. Bear in mind that if you wish to build over a single storey garage that these are often just a single skin of brickwork, and this will either need to be demolished and rebuilt with two skins and a cavity, or have an additional skin or "leaf" of blockwork added to the garage,as a single leaf of brickwork extended to two storey height will obviously be both unstable and incapable of supporting the roof (although I have seen it done on more than one occasion by over enthusiastic DIYers/ cowboy builders)). Also, the foundations of the garage will be unlikely to support another storey plus a roof, so realistically I would expect you to have to demolish the garage rather than simply build on top of it. The only way to be sure your garage foundations will support the extra weight would be obtain a structural engineers's report.
