How much should i charge for a wallpaper removeal job and painting? 3 rooms and 2 small areas?


Question:there is a bedroom, kitchen, foyer, bathroom and small room leading to the bathroom. i have to remove the wallpaper in all rooms and then prime and paint. the kitchen is mostly trim

Answers:
If I were you, I would charge a PER HOUR fee because you never know what you're getting into with wallpaper removal. If you should be lucky enough to be removing wallpaper where the walls were sized before putting the paper on the wall, then the job will be much quicker and cheaper for the customer. If you are removing wallpaper from walls that were NOT sized, it could take considerably more time to remove AND there might be a bit of sanding and repairing to be done. You sure don't want to set a price and then spend WAY more time than you ever imagined because the walls weren't sized first etc. You CAN tell your customer that you can give them an estimate on how long you think it can take depending on whether or not the walls were sized etc. Also, when you paint, you're going to have to be sure the glue is removed completely and that does take time too. If you don't remove the glue completely, you could have a mess. The paint will re-activate the glue if you don't remove the glue completely and you'll have a bubbly, rough mess. That will require more sanding. Painting sometimes also will require more than one coat, depending on the color chosen. I would definitely buy a better quality paint as I have found that even though a paint costs twice as much as another, I can get by with half as much painting. SO, if you paint a room with paint that costs $30 a gallon and it takes one coat or you use paint that costs $15 a gallon and it takes TWO coats, then you see where I am going..It will cost you the same in material (paint) but twice the work. You most always get what you pay for in paint.
Also, remember, FLAT paint will show less imperfections in the drywall than a semi-gloss or satin finish will. You might want to paint with a flat paint unless the customer requests a satin or eggshell finish, say for instance in the kitchen and bathroom. These are more washable BUT they do show the imperfections more than the flat paint will.
Bottom line, protect yourself. Give your customer an estimate and be sure they understand that it IS an estimate. Then explain the per hour cost and why it's necessary to charge in this manner. I am sure they'll understand and hopefully the walls will have been sized first and the job will go quickly and smoothly. GOOD LUCK!!
