Will very high end, realistic wood laminate increase value if selling?


Question:I need to replace my carpet and am trying to decide on wood, engineered wood, and very high end wood laminate--shockingly realistic--. I have a big dog and 3 cats, but may be selling soon and want best value for home

I am an architect. I believe the real wood is ultimately the best value. The modern finishes are very good. Plastic that looks like wood will always be just that. It will be interesting to see what others think, but my opinion is based on the attractiveness of real wood, which has an unbeatable warmth and natural glow that I have never seen fully replicated in the photograph that is the plastic laminate face.


I would suggest pre-finished wood floors. They will be tougher than plank flooring which is stained and finished "on-site".
"Wood" laminate (the kind which is, essentially, a photograph of wood laminated to a sub-straight) would not be recommended for long-term value.
If it isn't hardwood the real estate agents won't even mention it on the listings. If you really want to improve the value of you're home don't go with the laminate
I would say that it depends on what you are replacing and what your budget is. I would think that a good laminate is better than old linoleum or something ratty. IKEA has a good quality, inexpensive laminate flooring. I have 2 big dogs and many cats and there aren't any scratches at all. I must say that for a richer look I would go with a darker color. The light beech laminate does look cheap.
