Estimating demolition costs for house?
Question:I am purchasing land for a building project. It has a 3-bed brick bungalow on it which will have to be demolished. What is a typical cost to clear the site. There are no major access problems.
Any suggestions regarding what is likely to be worth reclamation also appreciated.

Really depends on where the block iss and therefore what laws apply. Other thing that can seriously affect costs are the presence of nasties like asbestos sheeting or insulation. For that matter ant toxic substances will add a big % onto any costs.
Consider selling the house, or exchanging the materials for demolition. This may not be permissable depending on local laws.
It wouldnt be possible for a place contaminated with toxics.
Depending on the state of the house just about every part has value. Old bricks are in demand, not just by builders puting up new structures, but by renovators trying to match their existing brick colour/texture. If the house is OLD, get some one in who knows as some of the unexpected things may be worth a lot more than you think.
Any froming timber, doors windows, joists, roofing etc, will be worth selling if it is sound. The doors and windows themselves if in reasonable nick. Any fittings. Roofing tiles, plumbing.
It all depends on where you are as transport of these materials to a suitable market may make it uneconomic. But if you have a healthy renovation ethos inyour country/state, county, it is worth thinking about selling most of it. Besides, you don't need to sell it for much. Any thing sold is one less thing you have to pay to have removed.
Like I said, think about selling the house (not land) some one may be prepared to pay to take it off your hands. Otherwise talk to the demo guys see if you can talk their price down against the value of the matterials.
Guess it depends on how much time you have as well.
Want to do a quick job, a small drum of petrol and packet matches does a pretty good job. Just don't get caught. And make sure the fire service is busy elsewhere.
If your not going to make an insurance claim, well it won't be looked at to closely.
i think i am right in saying that you contact several companies and they bid to knock down and clear site reclaiming as much as possible to sell on....the chances are you will pay to have it removed but it will come down to just how much
