Unless you really know what you are doing . don't use a power washer on your deck - it is not recommended by the experts as it will (as mentioned above) damage the top layer of your wood - plus it forces water down into your wood taking it longer to dry out. I just had a customer in today that said he just did this to his deck. .

As for cost wise - that will depend on the size of your deck and what the stain is selling for where you live and what kind of stain you purchase. There are many qualities of stain available to the buyer so ask about the different ones that are at the store where you go.

If you have restored ( meaning sanded your deck down to bare wood) - I would recommend going with either a semi transparent stain of your choice (these are less time consuming over the years as they just fade away and you just need to restain)...or go for 100% solid latex stain - this stain if for all surfaces (vertical and horizontal) and will stand up to various climate changes - but unlike semi transparents do require more upkeep as they tend to be more like paint and will chip so when it comes time to redo your deck you will need to maybe sand/scrape away areas.
Solids hide the grain of the wood but your semi's let the wood grain show thru - so a lot will depend on the look you are going for too.
If you want to just see the wood there are also various waterproofing products out there in either clear products or those with just a hint of colour. They will give your deck waterproofing while you still get to enjoy the look of natural wood.
For application Semi's and Waterproofers can be put on with a canister sprayer, brush or roller.
Solids can be applied with a roller - but you need to back brush as you roll each section to ensure your stain gets into the wood properly.

First you'll need to rent a power washer, then you must let it dry.
Buy a roller with a long handle and the stain of your choice. You can get a semitransparent in a honey color (seems to come out nicer than the red stains) and the sealer can go on top using the same roller when you're done staining.

Everyone thinks that you should power wash your deck. This is not true. Whenever you power wash your deck, yes you are getting all of the dirt out, but you end up fraying and splintering your wood. So this is not recommended. There are alternative to get a clean deck without all the hard labor. At Lowe's they have chemicals that you can apply directly to your deck, let sit, and then rinse off. Just remember when using chemicals to soak all surrounding plants before you apply solution. Soaking all the plants in water will cause them to soak up the water and not the chemical solution. This step should cost you around $20-$40.


Another very important part of the process is to be patient and let your deck dry out. If you don't then the stain you apply will bubble. So this also means that you will need 2-3 days of clear weather with no rain.

Then you are ready to apply your stain. Customers have a common misconception that you have to stain and then but a top coat. Most stains like Olympic or Cabot deck stain have everything already in them. They should have a U.V protectant, they should be mildew resistant, scuff-proof, and of course water resistant. The normal can will do about 350-400 sq feet. So thats about a 20-20 deck. If you get your stain custom mixed it is better to buy more than less and put them both into a bucket to ensure uniform color. Good stain should cost you somewhere between $25-$38. Remember not to be cheap when it comes to stain. This is a big project you are doing and you are not going to want to keep it up every year. If you do it right you can get up to 5-10 years out of the life of your stain. Good Luck!
