How do I price an extension to my house?
Question:I'm thinking of adding an extension to my house. Before I do I need to get a guesstimate of the cost. Does anyone know the price per square foot I need to work on for a block and render extension?

The best figure i can give you to work from is £1200 to £1500 per square meter. This covers digging out and pouring new foundations, oversite, raising walls, roof on, and plastering. Electrics and plumbing are extra, depending on taste.

Where you live greatly varies the cost. Most reputable contractors will come out and give you a written estimate at no charge. Which will give you a much better idea of the cost. If there is a delay in starting the project remember material cost can go up in that time. It's always better to figure a larger amount than the estimate as there are almost always surprises. Make sure you use a reputable contractor, check references and licenses.
Eermm why dont you ring builders who offer free quotes?

And of course complexity; single/double storey, and degree of 'finish' required.

Call some architects and general contractors. Explain to them that you need some ideas for your addition, and would they be willing to give you a bid. Most will at least tell you what to expect to pay per square foot in your area. You may just find the person you want to do the work, and get some input for your ideas as well.

depends on what you put into it ..such as is it a pitched roof?..heating ..wiring .any sanitary ware etc ..you will pay minimum of £60 per square foot .up to a max of £100 per square foot ..plus vat drawings ..building control fees ..it does add up !
