Should I apply polyurethane on oak floors? What are the advantages and disadvantages?
Question:The contractor asked me if I wanted it. I have no idea if I need it or not. Is it expensive? It is only a 800 SF apt. The floor is oak but thin, about 3/4 inch thickness I believe. Thanks.

the poly acts as a protective coat to help keep the actual wood from being scratched or gouged.
the question is what type of oak flooring was used. is it precoated? is it real wood?
It would probably be worth the money to have the extra protection.

poly urethane is good yes..but you need to know the following, first of all..is this a prefinished floor from the factory, and if so, what finish is on it now...if it's simply wax it needs stripped first...if it has a clear coat on it already,,is it a oil based poly, or A latex based? if it is an oil based, do not let them apply a latex(water based) poly over it..it will peel...If not sure of the above questions..make sure they clean the floor exceptionally good, then sand it with fine paper and then vacuam the dust up.Use an oil based poly over it then if unsure of the finish, for oil base will stick over a previous latex finish..but a latex finish will not stick over oil based.The drying time is alot longer on the oil base, and the fumes pretty nasty...but cheaper than stripping first...
