Plaster breaking off walls?
Question:I just viewed a property i'm interested in investing in. The house is 12 years old and had an elderly couple in it for the full 12 years until they sort of disappeared. As you can imagine it needs a big face lift, pretty aged, tired looking. What concerns me though is every wall in every room has surface cracks on the plaster. Would this just be in the plaster or could this possibly be in the blockwork walls as well??
Answers:
its just from a little bit of settling, its nothing to be to concern about. if its just for an investment i would just try to fill them in. it all depends on how much money you want to spend.
You failed to mention the age of the house. If they are the OLD lathe and plaster walls cracks are something your going to live with because there's a big chance there's no insulation. If the walls are plasterboard it's hard to say what would cause so many cracks. I for one would walk away from it regardless why the cracks are there.
Go ahead and invest!! Not a big deal that's normal for plaster walls that age, This is how I do it, fiberglass tape on all cracks a little bigger than hairline, where you have alot in an area put some in that area too OR go to a real paint store and not those "Big Box" stores and get the fiberglass mesh that's about 40" wide and do the whole wall regardless your going to have to skim coat the walls using Sheetrock mud, the key to a skim coat is LIGHT coats of mud, do this 3 times lightly sanding in between coats with 150 sand paper, prime and paint, not a big deal you can do it, Good luck Les the painter
