Is it cheaper to just buy a home or build your own home.?


Question:I have heard that it is cheaper to design and get your own home built...what would be the price range of a home with 4 bedrooms 3 bathrooms if you built it and if you were just to buy one ??

Answers:
It's cheaper to build a home. However it may be easier to buy a home and re-design or add on to the home. Everyone that I know (at least 15 people) that had homes built ran into so many headaches with the contractors and people from the government departments.
They all said it was not worth it unless you have a large amount of cash to pay wonderful attorneys to have by your side. yes attorneys with an s.

First there are so many variables.

If you build your own home usually means you are contributing some of your labor to complete the home. Whether it be installing the finishing such as cabinets and fixtures, or if you are doing some of the rough work, framing, plumbing, electrical. If that is the case, most often it will be cheaper because you are not "paying" yourself for your own labor.

However purchasing a new home from a builder can be just as "cheap", as the normally buy in bulk and get better pricing on anything from nails to wood, cabinets to flooring.

Depending on what part of the country you live in it will cost $100-200 a sq ft for a home, either way. There are so many options out there for anything, flooring, cabinets, countertops, fixtures, fireplaces, mantels, windows, etc, that your cost can vary widely.

One advantage of building your house tho is you have the option to design and customize the floorplan to meet your every specific need.

i feel that finding a design in a home plans book would be better than designing one. there are thousands of plans available and most have a materials list with them, that allows you to have a lumber yard or home center bid on materials list. in 1988 i had a house built with myself acting as a general contractor. i built a 2500 sq foot 4 bdr 2 bth home for $45 a square foot. you will be responsible for hiring sub contractors, scheduling work and paying them. you can save a lot of money but need to be very careful in who you hire. good luck
Building your own home will probably "cost" you a lot in headaches & frustration--expect to be on the job site daily and it can get quite expensive because you tend to start "upgrading" things as you see them and that quickly leads to over-runs & change orders, but on the other hand, you should get a house exactly to your specifications. Since there are a lot of houses on the market right now, builders are doing deals to move inventory--so you may save quite a lot buying one at this time. Where I live it is running $300-400/sq ft to build, if you can get the people to even show up on the job site.
I would buy one. To many contractors out there use the cheapest minimum code materials and take short cuts to cut costs...their costs not yours.
