How much does putting in granite, hardwood, or A/C add to the value of a house?

Everything in real estate is local. Whether you would get a decent return on your investments is specific to your house in your area. The same is true for the "real estate market". If yours is soft, as many markets are now, the factors that will make it turn around are again specific to your area.
Talk to a real estate agent in your area, maybe two or three, who have a track record. If you don't want to talk to an agent, use a site like realtor.com to look for houses in your neighborhood that are for sale and look at what features those homes have. Let's say hardly anyone has granite or hardwoods, and the sales prices are fairly low. High end improvements might be a bad investment here because the buyers for that area are more sales price driven than feature driven. The granite /hardwood buyers might be on the other side of town. Circumstances like those are what makes a blanket statement like "granite counters increase a homes value by xyz" misleading and unhelpful.


idk, but i just put a/c and granite at my house and altogether it cost like 8,000 so it must add alot to the value...

Of the 3 choices you've given, most people will assume that a house has A/C, it won't really increase the value, but if you don't have it, it will assuredly decrease the value. If you are considering hardwood flooring, take a look at the new non-glued flooring laminates (Pergola, etc.). Installing genuine 3/4" hardwood can be extremely expensive, and then there is the finishing and the sealing with polyurethane to consider. Granite countertops are terrific, if you can afford them. Of the 3, these would be my last thing to consider to increase a home's value. If the majority of the surrounding homes don't have granite c-tops, you'll never recoup the initial expense for installation.
