Wood products are low right now compared to what they have been over the last couple of years. There is a lot of potential for them to move up, and they have been.
Regardless of your arrangements, you can save some money and headaches by making your decisions early and being aware of the impact of changes. Some things are not a big deal to change once the project has started, but others will cost time and money. For example, you may be able to change the color of your windows after construction has started (maybe not), but changing the sizes may require reworking framing, which is not good.
