Around how much would it cost to build a house in Ireland?


Question:Whats the average price of building a small (125 sq mtrs/1350 sq ft) two story 4 bed detached house, thats not fancy, just very plain, straight lines?

I'm just asking about the cost to actually build the house itself, not buying and including the site in the price.

Answers:
We have built 3 houses all in the north of ireland and if your project managing your self it can be done for around £35 per sq foot basic spec. If you go for more extensive spec allow £50 per sq foot.

Get at least 3 quotes per trade and try and get recommendations for trades men.

Allways shop around for materials and give yourself plenty of time - the worst part of self build is putting yourself under pressure! But be organised - ask your trades what they will need on site and what they need done before they arrive.

I'm guessing around 30k in Euro for materials and labour. The average plumbing job is 4.5k, the same for wiring, and as a general rule this makes up one third of the over-all cost.
I would say around £50,000 but that is without the land and that is pretty expensive. In some cases more than the house is worth. I would check with a local Ireland well known builder for an estimate.
To build it - materials, labour and basic finishing off (kitchen, bathroon etc) you'll be looking at at least 150 k euro.
Very difficult to say, especially when you don't specify what part of the country you want to build your house in - believe me, it can vary greatly. If, e.g, you are thinking of Dublin, Galway, Cork, Belfast; then hope for a lottery win.

My brother has just had a four-bedroomed, detached house built in Tyrone, and it cost £90K - his friend is having the same size house built but he has hired his own bricklayers, electricians, etc (called self-build, I think); and expects the cost of the house to be aound £60K.

If you have to buy the site as well, get yourself to the lottery ticket shop - there's a rollover tonight.

According to those I know who have tried to get building work of any type done in Ireland, its not the cost, more a case of getting the men onto the site. All Irish tradesmen seem to be able to find something else to do rather than work. A friend of mine went over there and amazed his customers when he turned up on the day he said he would. Most of them couldn't handle this English type of timekeeping.
