Hire a proper floor-sander and use polyurethane varnish.
After sanding, mix white emulsion with water (50/50) and rub it into the wood with a sponge, when dry apply a coat of varnish. I did this and it is gorgeous! Takes ages but worth it x
It's best to call in a professional. We just did a big remodel and there are hundreds of things that can go wrong. Chances are if you try to do it yourself, something won't be right or it won't turn out the way you expected and you'll have to call someone anyways. Additionally, you'll need to buy or rent a sander and purchase all the chemicals and that's a pain and a signifcant cost as well.
