It's best to check prices of comparable houses in the classifieds in your neck of the woods. After all, real estate is all about Location, Location, Location. Or you can check HGTV's website, they have shows that may offer suggestions for your area., "what you get for your money" and What is my house worth"
I think it seems reasonable, however I am in Canada and nowhere near this area so I can't say for sure. It seems like a good area, good location, fairly close to water, very nicely decorated and clean, pretty new build. It is not huge so at first I felt it was over priced, but it is surprisingly a good size and has nice size lot so the price seems relative to West Coast living prices.
I live in Louisville, KY. That is very high for our area, but the house is very cute! Good Luck!
I think it is just a tad too high, I would offer320 and negotiate to no higher than 330. It is a buyers market you do not have to come up as far as the should have to go down, at 330 you will have come up 10k and they will have come down 15k.
