What is the smallest size bedroom allowable under IBC codes?


Question:I was looking to make a 70sq' bedroom with a window for egress. also can the door and the egress window be on the same wall and not at opposite ends?

The International Residential Code in paragraph R304.2 specifies that habitable rooms shall have a floor area of not less than 70 square feet. It goes on to say in the next paragraph that the minimum dimension shall note be less than 7 feet in any horizontal dimension.

Paragraph R310.1 provides the minimum dimensions for emergency escape and rescue openings. It specifies that there shall be a minimum net clear opening area of 5.7 square feet, except that 5.0 feet is acceptable at grade level. It further specifies that the minimum net clear opening height shall be 24 inches and the minimum net clear opening width shall be 20 inches. There is no restriction preventing the egress window from being on the same wall as the door, although I don't see how you would do that.

These code requirements are subject to the concurrence of your local building official, who has the last word.
