Will removing my fireplace add value or decrease value of home?


Question:My home is a small 2 bedroom house (a little over 1000 sq. ft). The fireplace comes out soooo far from the living room wall it takes up a lot of space and causes an awkward flow. I want to remove it to add more square foot but im not sure if it will decrease the value losing the fireplace? thanks for your advice!

Personally, I would never remove a fireplace but you can have it cut back so to speak.moreover have it redesigned. It sounds a little large for your space but it probably has more to do with the physical wall around it then the fireplace opening itself. You may well be able to have it redesigned to fit better into your space.maybe a bit more contemporary. Look into that before you decide to remove it.


Decrease the value. A fireplace has always been a great feature homebuyers are looking for.

If it's in an awkward place however, it would more beneficial and cost effective to remove it instead of relocating it.
Leave the fireplace. Many people would be glad to have a home with a fireplace in it, in the event that you sell it someday.
a fire place is a huge selling feature. what you need is someone to remove the mantlle and put a flat modern one there.

I don't know why but fire place is something very important in the price of the house even when it seems to be a pain in the neck. I'd leave the fire place.
Having a fire place is an attractant to home buyers just something to think about!
You will lose value if you remove the fireplace. Try furniture arrangement that flows better.
People like to have as many features as they can get when they buy a house. That way, if they Don't like the fireplace, they can choose to remove it - which is cheaper than installing one if the place doesn't have one...

So I would say it would decrease the home value.
It like the french doors and a deck in the master bed room . Some may like it . But I sleep in mine and like the dark.

If you want yank it. If its and older house it may be in bad condition any way.
Just remove it and get a lp or natural gas one . They have nice mantels no flue to worry about as much and you can put any where. And improve the flow.
I'm going to take the one out of my house. Its 40 yrs old way to big and has never had a fire in it. Its a waste.
