Calling all contractors!?


Question:We are buing our first home, and it only has one bathroom. I am interested in making some changes to the bathroom, as it is quite large and has alot of potential to make it more comfortable. Here are some pictures:

What I would like to do is close in the toilet and vanity with a wall to make a water closet, put in a new tub/shower because the old one does not have a large enough tub for my tastes, and then put a vanity and a closet opposite the shower to add linen storage and a seperate place to get "coiffed" in the morning.
How much (ballpark) do you think we should budget for the wall, fixtures, new vanity, closet, new tub, and lighting/electrical? I was thinking 8,000.00.. am I way off?

I am a contractor in the San Francisco Bay Area and have been doing the type of work you describe for almost 30 years. Can it be done in your area for 8 grand? Yes. Will you find a contractor there to do it for that price? Perhaps. What must you do to insure that it gets done on budget? The simplest and safest thing would be to get several bids from reputable contractors. If that does not give you the bathroom work you need than you may hire the carpenters and plumbers and supervise the work yourself. While this may be cheaper it is also riskier. I would be willing to do the work for about 6 thousand at the level of fit and finish that is evident in your photos.


without looking at the pictures but gathering enough from your description of what you want to do I would tac on another 1500 to be on the "real comfortable"side of enough cash to give life to your dream/vision. with any "add on " construction
in my opinion you should make sure of two important items and thier placement first electrical(gfci) and plumbing(due to the fact tha connections will need to be made through the floors and once the walss go up changes get frustrating and expensive.
perhaps some $12000.

Even your best estimate will be wrong. Did you add your 15% Buffer?
And then there' the unseen can of worms when you get into it.
Better go a bit higher, and be happy when it's less, and be lucky it finishes on time. Better add some there too.
