Really there are two sides here...

I agree with Nina... the more rooms in the home, the more cleaning to worry about, and sometimes square footage doesnt work to your advantage if it isnt evenly proportioned(such as if it is 5 bedrooms, but only 1 bath. Families generally ALWAYS want at least 2 bathrooms)
However, in some markets where the housing is not so competitive, and homes are sitting on the market a bit longer, an extra bedroom might just be the thing that makes your flat better than the others.
Personally, when I was home searching I needed a 5 bedroom because we moved 20 hours away. We have many out of town visitors, so I wanted a guest bedroom. then we have our three main bedrooms, and another bedroom for my office because I work from home. I dont mind having an extra room to clean, because I leave it closed and locked when we dont have guests (keeps the kids out of it.. keeps it clean!)


I guess it depends on how many people will be there and what you intend to use it for. I have a 4 bedroom house and it's perfect for us- our room, son's room, son's play room, and guest room. The more rooms, the more to clean.
Buy what you can afford in the best neighborhood you can find.
Always buy the best (and usually the biggest) place you can - if you're in a good area then it'll be ok to buy small - the resale value will be good. Surely 5 rooms must be better than 4?

Personally,i think a 4 room flat would be enough for me.However,it all depends on your family size and needs.

In Singapore,the main difference between a 4 and 5 room flat is that a 5 room flat has an additional dining room whereas a 4 room flat only has a living room with no dining room.However,with proper planning and design,you will be able to squeeze out some space for your dining area.

The average floor area of a 4 room flat would be 10-25sq m smaller than a 5 room flat.

Maybe if you are a first time home owner,you may want to consider buying a 4 room flat first and upgrade it in future when the need arises.

Also bear in mind that with the current trend towards small families and singles,a 4 room flat may have better resale value and it may also be easier to find buyers should you decide to sell your flat in future.
