I have recently letted my house out to a polish family..?
Question:well they are not a family but friends that know each other.
I exchanged contracts on 19th may, and their demands were that i paint the kitchen for them, and change bedroom door, and give another double bed, and sort toilet area out which i have completed.
they gave me 700 deposit and said would give me remaining 200 after completion of work. I have finished painting the kitchen today and asked for money but they keep being rude too me, It was part of terms and conditions on contract. Another 900 payable every 19th of the month. When i rented out house back garden was clean but now they have taken a dressing table and put it in the garden and carpet that was in the kitchen outside in the rain and said they want it cleared. Surely i shouldnt have to clean their mess, where do i stand legally as they are very rude. Contract is for 6 months.

Cut your losses and throw them out! This place will be a right mess when they leave - IF they do!
You should be more careful with references and deposits etc when letting!
did you put terms they had to live under and what they had and not to do also things that were your responsibility or theirs if so point them at the contract
They have broken the terms of the lease. They are taking you for a ride. Throw them out.
If you feel they are breaching their contract as tenants you could probably get them evicted. Get them out as soon as possible. Do not renew their contract. They will ruin your house. You cannot be too strict as a landlord. My mum rented out her house and wasn't tough enough, they asked to'decorate' and wrecked the place. They do not have the right to put your furnishings outside, you can take their deposit to pay for what they've ruined. They are seriously screwing you over. My advice is to rent your property out through a lettings agency, they will vet tennants properly and do all the hard work for you.
wow! that really sucks. unfortunately, i have no experience in this situation, but you could call around to different lawyers/attorneys, sometimes they will give you a free 30 minute conference (i got one, one time over the phone too- which was really convenient)
my advice after you get out of this, don't rent to foreigners!!
also: if you can't find legal help, try calling 211 (1st call for help) they are a referral service, maybe they can help you somehow.

Let them stay for the 6 month term then refuse to continue the tenancy and deduct any out of pocket expenses on your behalf from their deposit. If that fails take them to court. You may want to take photos of the house now so you have proof later.
She says: Yes you can let them go, and take a attorney with you, They have damaged your property and cost you more than what you stand to make on this letting of the property.
I would give them a 24 hour comply and repair or leave notice.

1) What's the importance of making it known they are Polish?? That could be used against you to prove discrimination.
2) Who's the landlord here? You're the owner and YOU make the rules and terms.
3) You cannot be held responsible for what's not covered in the lease, other than landlord/tenant laws of your community.
4) Enforce your contract to see that your property is maintained the way it is outlined there.
5) If they clearly violate the contract, you can evict them unless they made you put in it that you can't do this!
6) Call your local law enforcement agency to have them evicted.
7) Please, please take pics and keep copies of all written agreements or letters of warning to them. Put everything in writing! No oral agreements here. It would also help if you kept a time line of your interactions with them about the issues at hand.

I don't "where you are coming from here. Polish people are "too" picky on cleanliness. I was adopted into a Polish family and they drove me nuts with their cleaning, and they fattened me upon their cooking. Talk with them; see if you can work out a misunderstanding. Maybe they actually are inconsiderate idiots. Get more references in the future. I'm not Polish, but I respect the Polish people greatly and say -- Solidarity!
Call a lawyer in your area, tenants rights varies from state to state and even city to city. If they are damaging your property, real or personal you may be able to terminate the contract and evict them -- unfortunately it will probably take an attorney who specializes in landlord-tenant to really help you out. Don't be easy or soft with them, they sound like they will take advantage wherever they can!

I have had rentals in the past and have some now.the only defference si I now lease the homes on lease option terms...you get a much better renters...I know that doesn't help.
One thing you have to decide is.is it the garden house that bothers you, or the money they owe you, I believe it is the money they owe you.I know for me, that would be the issue.
With every renter comes problems.so now you have to focuse on the most important thing...the money. Send them a notice of default...with late fees...I usually charge $69.00 dollars after the 5th for being late and $10.00 dollars a day everyday after the 10th. If they haven't paid the total amount then the rent is late. As for the problems in the garden house I would go ahead and clean it and then send them a bill for it.you cannot let ppl like this push you around. After you send them a bill for your service then send them a notice that if they do not keep the premises clean then you will hire a service to take care of the yard and apply it too the rent. Don't get cought up in being a servent for them, you have to let them know now that they are in no position too dictate to you. You'll find that most ppl from outside this country don't care about Americans and will mistake our kindness for weeakness. Send an Eviction notice and place a for rent sign in front of the the house...be tough.. Foreigners don't like to loose face...if you put a for rent sign out front and give them a notice of defualt /eviction notice, which you should be legally allowed because the defaulted on the deposite from the initial contractual agreement. Don't be so dam kind.
Putting the sign out front will make them loose face..but only do that as a last resort because it will make them loose face, but don't wait too long either.
surely their behaviour has broken the tenancy agreement and is grounds for eviction? anyway give them there notice and tell them out in a week they wont go through the whole legal process they cant afford to.the place will be wrecked otherwise they are big drinkers the polish and all in and out of eachothers houses, where i live they break windows bust doors and one was arrested for attempted murder
Terminate their rental agreement with you now. And pursue retrieving the money they owe you,

Demand the remaining £200 and let them know that they will be evicted for breach of contract if they do not (In retrospect, they should have given you this before they moved in, but I guess you know that now!). You should also have taken, and made them sign, an inventory. The dressing table and carpet are yours, and they have destroyed them. You have the right to retain this part of the deposit. Let them know this, and tell them that if any more items are damaged, you will take them to court for recompense. They are part of the furnishings supplied with the house. They can ask you to remove them, but they have no right to demand it, and they certainly have no right to damage your items of property.

Get them out, use the correct procedure, if you have a security deposit deduct the cost of the carpet and dressing table and also the cost of replacing them plus your expenses for doing so.
You'll still probably come up short - but lesson learned!
I rented my house out for 3 years, using an allegedly reputable, established agent - it was a b****y disaster area when we got back, they'd destroyed my ensuite and kitchen - the difficulty was proving which particular tenants did what!
As the agent seemed to have no standards, despite having a very detailed inventory! I know how clean it was when we left it, in fact it was commented on I was used to marching out of military accommodation! It was disgusting as well as wrecked! One lot of tenants had also registered a company at my address!
I'd never do it again!
Don't do any more work for them (by the way, calling them a nationality could be libelous). If they are still unhappy and refuse to pay you merely tell them you have accommodated their needs as far as you were required by law. Then ask if they are still unhappy. If they are then say to them that since they are unhappy they are allowed to break the lease and ask if they want to do that. If they say yes they are unhappy and want to break the lease then say fine, the lease is broken and get them to sign a paper to that effect, allowing them ample time to move and saying you must keep part of the deposit for what mess they made (and take pictures of the mess they made). Allow them to move out.
If they say they are happy, then say you will do no more work for them unless it has to do with an emergency. Any boxes you have in their way needs to be removed. Anything they ruin they pay for.
I see where lots of people have told you to just throw them out. You can't do that, by law, as you are bound by a contract and would be sued. What you need to do is negotiate this with them (as I said above).
