Help Me!!!?
Question:ok. At one of my rental properties my tenants said that they saw bed bugs last night. They first moved in around Jan. and when i went over there to look at the bed bugs, they said that they noticed them when they first moved in but they never said anything and they have been living there for about 5 or 6 months. never have i had a case of bed bugs in that apt.
when i looked at the bed bugs, i also noticed that thier mattresses for fairly dirty. does anybody else think that my tenants are trying to blame me for them bringing the bed bugs? again, never in the 12 years i have had that property has there been bed bugs.

I've always had pest control at all of my rentals and never had bed bugs either. The question is whether you really want to treat for them now or when the tenant moves when you will have to do it anyway to rent the unit. I am a better safe than sorry property owner and would definitely treat the problem when I can nip it in the bud rather than have it potentially become worse or spread to other units.
It's their fault because they are actually feeding the bed bugs by not cleaning around and having messy the apartment.
yes. i say your fine if the want to try to take it to court, because im sorry but no one can live with bed bugs for 5 or 6 months. no one.

If your sure they are bedbugs, why not just get it fumigated. I would also advise them to get new mattresses since bedbugs will be in them. Bedbugs usually bite though. It almost sounds like they know they brought them but want YOU to take care of it. Good Luck
Bed bugs are on the rise again for some reason.
However, I do know this. Bed bugs get into any soft place possible. If there is carpet in the room, the bed bugs will be there as well. If the bugs are not there, the tenets brought them in. Are they in the couch? Are they in the carpet in the living room? If they are only in the bed.. the tennets brought them in.
Once they move out, you will probably want to rip out the carpet and have the apartment sprayed, as they are very difficult to get rid of. Anything they leave should be discarded as well. At this point when they move out it does not matter how they got there, just getting rid of them.
One last thought. Why would you wait 5-6 months to tell the landlord? They admited that they saw them when they moved in, but just did not mention it. Why are they mentioning it now? Tell them there is nothing you can do, unless they want the apartment sprayed. However, the only way that you have the apartment sprayed, will be if they at the same time, replace the matress and box springs as well as ALL linens, towels included, and pay to have all of their belongings sprayed. That would include everything they own. And you do not cover that as it is not your property, but there is no reason for you to spray, if all of it is not done at the same time, they will just hide other places, and come back later.
I promise you, they will either move out, or will not bug you about the bed bugs again.
There is not way that you're property could have given them bed bugs. That is probably from their own dirtiness. Tell them that because they did not say anything within the first 3 months of their lease, there is nothing you can do about it. That was caused by their own carelessness and you shouldn't be held responsible!
